What can I expect from apartment living?
There are many sizes and types of properties available. Finding a home to fit your needs and wants can be both a fun and challenging experience. Several web sites, rental magazines and relocation services are available to help you.

Condor Corporation has over 45 different floor plans for you to choose from. We have prices, sizes and layouts to fit most every need. Spacious rooms, ample closets and quality construction are our trademarks.

You will enjoy many amenities when you live at our properties. Indoor swimming, an automated car wash, canoes, paddleboats and garden plots are among the choices you have. Planned social events are a great way to meet your neighbors and make new friends. We understand that when you choose to rent you are not only renting an apartment, but also a lifestyle!

Location, location, location?
The number one reason people select a particular place to live is location! Not only the city or town, but also the proximity to your job and recreation, no doubt, are very important to you.

Condor Corporation has properties located in four major suburbs of Minneapolis and St. Paul and one in Sarasota, Florida. All are convenient to major highways, shopping and entertainment but at the same time, they are tucked away in peaceful residential settings with exceptional views outside your window. Who’s in charge?
This is a very important fact to examine. Properties vary from having part time to full time employees, off site or on site employees, fee based management or owner-operated management. The proper management of a property can make a world of difference in apartment living!

Condor Corporation’s properties are all owner-operated and the owner also built two of them. All of our employees live on site and are spread throughout the buildings for maximum observation. Your caretaker is responsible for cleaning the building seven days a week to ensure a well kept appearance for you and your guests. Our business offices are open every day of the week to address your rental needs and to provide many extra services to make you life easier!

Because we own our property we have a vested interest in the maintenance of our properties and the happiness of our residents!

Who is responsible for maintenance?
One of the best features of apartment living is NO MAINTENANCE! Apartment and building repairs, painting, yard work, shoveling etc. are generally the responsibility of the property staff.

Condor Corporation employs a team of dedicated, knowledgeable and skilled Technicians to handle all of the property maintenance needs. If your apartment needs service, you simply pick up the phone, day or night, and let us know. We will be in your home as soon as possible, usually within 24 hours, to handle your request. Emergency service is available 24 hours a day. We will always leave you a report on what we have done and a resident satisfaction survey you may complete.

Many of our technicians are long term employees and all have had background checks. We are always willing to accommodate special time requests due to your work schedule etc. Prompt, effective and courteous service is our motto!

What can I expect to pay for rent?
Rental amounts in Minnesota and Florida vary greatly. A large variety of properties exist, all with different rent dependent on the age, size, location and amenities offered. Management should explain the exact amount of rent you will pay and what utilities are included. Utilities that are not included may lead to a substantial increase in the total cost of housing.

Condor Corporation has a range of rent prices (starting at $600.00) to meet your needs. Most utilities are included in the rent. You pay no additional cost for heat, water, trash removal or extra storage. We also have many free amenities available to you, making the rent an exceptional value. Garages and laundry are available, at your choice, for added savings.

How do I apply for the apartment?
The application is the first step to renting your new home. It asks for the personal information necessary to determine whether you meet the criteria to live at the property. It generally contains your rental history, employment history and credit status as well as personal references. The fees for processing an application vary in Minnesota, up to $65.00.

Condor Corporation asks you to complete a simple, one-page application and charges a fee of $45.00. All potential renters are required to complete the application, guaranteeing that your neighbors went through the same qualifying process that you will. An application screening company is used giving you quick and accurate response to your application.

How much money is required as a deposit and when do I pay it?
A deposit is generally placed at the time the application for the apartment is made. Deposit amounts vary in Minnesota and Florida up to an amount equal to one month's rent. Additional deposits may be required from properties accepting pets. The deposit is placed as intent to rent an apartment and once the application is approved, becomes security against the terms of the lease and the proper upkeep of the apartment.

Condor Corporation requires a deposit of $300.00. Prior to your moving in, we will paint, shampoo, perform a maintenance check and thoroughly clean your new home! Upon moving in you will be given an inspection form to complete detailing the condition of the apartment at that time. Provided the apartment is left in acceptable condition upon moving out and all other terms of the lease have been met, your deposit will be refunded.

Will I sign a lease?
Most properties do require a signed lease. The lease is a binding legal document. A proper lease is designed to protect you and your rights as well as those of the property owner. State statute requires leases be written in common language. If you do not understand any part of the lease agreement, ask for an explanation.

You may preview a copy of Condor Corporation’s lease and community policies at any time. Any of our office employees can help you with questions you may have. Once your application has been approved we will set up an appointment to sign the lease. That way, on moving day, all your paperwork will be done and all you have to do is pick up the keys to your new home!

Condor Corporation offers lease length terms that fit your needs. While it is in your best interest to sign a one a year lease, we realize that is not always possible. We will be happy to discuss your needs. Clauses involving job relocation and buying or building a home can also be added to your lease.
